Patricia L. Crumley
Founder & Managing Principal

Patricia L. Crumley is the Founder & Managing Principal of KodaC Enterprises, LLC. Over her 30+ year career, Pat has demonstrated a proven ability to design and execute business strategies that achieve corporate objectives while mitigating business risks. She has led the corporate real estate operations for Harris Bank/Bank of Montreal and MillerCoors, LLC, and has held senior leadership positions with Cushman & Wakefield and The Staubach Company/Jones Lang LaSalle.
Pat is a recognized leader in the corporate real estate industry with an outstanding track record in both the corporate and service provider arenas. She has worked as a trusted advisor to C-suite level corporate executives in the areas of business strategy, supply chain & logistics, site selection, incentives, project & program management, transaction structuring, corporate real estate, organizational development, service delivery design and business process outsourcing. A sampling of key clients includes: Bridgestone Firestone, CVS, the Global Distribution Center, Hickory Farms, HNTB, Ingersoll-Rand, Johnson Diversey Inc., MillerCoors, LLC, Texas Instruments, and Toyota Financial Services. She is a creative, energetic and highly motivated individual who thrives on new challenges and in environments requiring complex multi-disciplinary problem solving.
Pat has been an instructor with CoreNet Global (a professional organization for the corporate real estate industry), teaching the Strategic Outsourcing class for more than 15 years and a recipient of the CoreNet Global Learning’s Top-Rated Faculty award (more than 12 years). She is also a member of AWRA (American Water Resources Association).
Pat received a BA in economics from DePauw University (Greencastle, IN) and an MBA in finance & statistics from the University of Chicago. She also earned an MS in civil engineering specializing in construction management from Northwestern University and completed additional post graduate work toward a PhD in civil engineering with a research emphasis on corporate real estate project management. She holds the CoreNet Global, Master of Corporate Real Estate (MCR) professional designation. Pat is a licensed real estate broker in Illinois and Ohio. She is a member of the American Water Resources Association (AWRA).
Pat was a long-time volunteer with the United Way of Metropolitan Chicago and the United States Pony Club. She enjoys horseback riding and traveling, and collects Native American art.
Terri L. Never
Executive Vice President

Terri L. Never is the Executive Vice President of KodaC LLC., with over 30 years of experience in real estate, design & engineering, and construction. Terri is an expert in developing, managing and growing client relationships. She is particularly skilled putting together collaborative multi-organizational project teams comprised of a wide range of skillsets. She has extensive experience working in a leadership role from project definition and contract negotiation through execution and close-out.
Terri is recognized by her peers for her outstanding client relationship skills, and strategic planning and tactical implementation expertise. She is also recognized for her astute business acumen as well as her formidable leadership and motivational skills. She has a wealth of expertise in the automotive, pharmaceutical and food/beverage industries. Her breadth of experience ranging from commodities trading to franchise owner to waste management operations allows her to bring a unique perspective to evaluating projects and developing effective solutions. Her contacts with national, state, regional, and local development boards, port authorities, and committees are invaluable to her business partners. Terri has added value to clients such as ADM Grain, Aventis, Autoneum, BP Husky, Campbell Soup, Cargill, Chrysler, Conagra, Cooper Tire, Ford, Global Distribution Center, GM, HNTB, Johns Manville, La-z-Boy Furniture, Magna, Materion, Monsanto, Nestles, NorthStar Steel, Owens Corning, Southeast Container, The Andersons, University of Eastern Michigan and Whirlpool.
Terri received as Associate Degree in Business Marketing/ Agribusiness from Owens Community College and earned a BA in Business Management & Organization Development from Spring Arbor College. Terri is a member of the Automotive Women’s Alliance Foundation (AWA) and holds an Ohio real estate license.
Terri has been a volunteer for Goodwill Industries various charity committees and events, Habitat for Humanity and a member of Kiwanis. She supports her faith, family and friends.
