Major Food Manufacturer

Strong growth rendered existing distribution network inadequate and unacceptable deterioration of supply chain performance. Recommended and implemented changes to the client’s supply distribution network delivering improved performance and significant savings.

 

CVS Caremark

Client required a new distribution center to support their current supply chain’s growth expectations. Key priorities included a good workforce, business friendly community and ability to expand beyond the initial 750,000 SF requirement. Conducted five (5) state sited selection process, site due diligence, workforce evaluation and interviews, incentives negotiations, site acquisition and project design and implementation. Acquired 311 acres with the donation of a portion of the land, local funding of infrastructure to make the site shovel-ready and a workforce grant to aid with hiring and training. Secured project sales tax exemption, empire zone benefits including wage tax credit, sales tax exemptions, income tax credit and real estate tax refunds for a total incentives package of greater than $35 million. Completed project on time and within budget delivering a state-of-the art warehouse to CVS supported by more than 700 jobs for the community.

 

Major Food Processor

Client sought to transform itself from a local harvester, processor, and regional distributor of food stuffs into a national distributor and value-add processor of commodity food products. Evaluated make/buy matrix, manufacturing strategies and distribution network. Recommended changes to management structure, product mix, procurement strategy, value add approach and distribution network providing substantial profit improvement.

 

Consumer Services Manufacturer

Provided due diligence support for evaluation of real estate during two major acquisitions including property reviews and portfolio analyses to determine how to leverage consolidation opportunities and identify surplus properties for disposal.

 

MillerCoors, LLC

In conjunction with creation of the JV, conducted portfolio review and made recommendations to executive management team regarding assets and risk and surplus assets. Implemented programs to mitigate risks associated with certain key assets. Developed and implemented real estate and corporate services management strategy. Worked with individual breweries in develop and implement site strategies to position facilities to respond to business dynamics. Worked with supply chain and breweries to develop warehousing strategy that provided increased control and flexibility and significantly reduced costs by separating the real estate acquisition from the 3PL warehouse operations contracting process.
